As a value investor, tired of the over priced property in Orange County I explored opportunities in Ventura and made many trips there on weekends to get a feel for the market by cruising around looking for open house signs. Three trips in a row at the houses I viewed , there was Michael Delgato. Each time I spoke with him I was more impressed with his local market knowledge and how explained he worked the network of properties that were not yet on the MLS. I figured I'd give him a try, he contacted me shortly thereafer with an estate sale fixer in the Avenue, We strategized how to get the attention of the administrator with our offer, and put the deal in escrow. Subsequent disclosures revealed significant issues with the property and Michael was instrumental in negotiating compensation and kept the deal alive.
